Construction is uncertain by nature. Our process exists to make the uncertainty manageable — for us, and especially for you.
Consultation
We start with a conversation. Your goals, your lot, your timing, your budget. No commitment, no hard sell — just an honest assessment of whether we're the right fit for the project.
Design coordination
If we're building new or renovating substantially, the design phase comes next. We work with your architect or introduce one of our trusted design partners. The goal: a buildable, beautifully detailed plan you'll love.
Estimating & contract
Firm bids from every sub-trade before we sign anything. You'll see line-item pricing and know exactly what the project costs before construction starts — not after.
Permits & pre-construction
Permit submittal, engineering review, material orders, and pre-construction scheduling. We handle the jurisdiction work so you don't have to.
Construction
On-site every day, with weekly updates and milestone walkthroughs. Subcontractors managed, schedule held, surprises surfaced and explained promptly.
Punch list & handoff
Walkthrough, punch list, documentation, and clean handover. Every system, every fixture, every detail documented for ongoing care.
